As your property manager, Ballard Properties will professionally manage the day-to-day operation of your rental property, including the following services:

  • • Market and advertise the property when vacant.

    • Coordinate and conduct property showings.

    • Screen prospective tenants, including: credit history, income/employment verification,

    and Rental history

    • Present qualified applicants to Owner (if Owner approval is required).

    • Prepare and execute lease agreements and required disclosures.

    • Collect security deposits and move-in funds.

    • Coordinate tenant move-in and provide orientation regarding property policies.

  • • Collect monthly rent and other amounts due.

    • Monitor delinquent accounts.

    • Send late notices and assess authorized late fees.

    • Coordinate legal notices and eviction proceedings when necessary (eviction coordination

    fees apply; legal fees and court costs paid by Owner).

    • Deposit rental proceeds and disburse Owner distributions.

    • Pay approved property expenses from rental proceeds, including repairs and maintenance,

    HOA dues (if applicable), utilities (if Owner responsibility), other expenses approved by

    Owner.

    • Provide monthly owner statements.

  • • Receive and respond to tenant maintenance requests.

    • Coordinate routine maintenance and repairs.

    • Schedule qualified vendors and contractors.

    • Inspect completed work for quality when appropriate.

    • Handle emergency maintenance issues.

    • Repairs or maintenance expected to exceed $200 require Owner approval, except in

    emergencies where immediate action is reasonably necessary to protect persons or

    prevent significant property damage.

  • • Document significant maintenance concerns.

    • Coordinate turnover work between tenants.

    • Recommend preventative maintenance to preserve the property's value.

    • Assist in coordinating compliance with applicable health and safety requirements.

  • • Serve as the primary point of contact for tenants.

    • Respond to tenant questions and concerns.

    • Enforce lease terms consistently and professionally.

    • Coordinate lease renewals, amendments, or notices of non-renewal.

    • Handle move-out procedures and security deposit accounting.

  • • Keep Owner informed of significant issues affecting the property.

    • Provide recommendations regarding repairs, improvements, and rental pricing.

    • Obtain Owner approval for major expenditures when required.

    • Be available to discuss property performance and management issues.

  • • Recommend competitive rental pricing based on current market conditions.

    • Coordinate cleaning, repairs, and preparation between tenants.

    • Minimize vacancy periods through prompt marketing and tenant placement efforts.

  • • Monthly Management Fee: 10% of Gross Monthly Rent Collected

    • New Tenant Placement/Leasing Fee: One Month’s Rent

    • Eviction Coordination Fee: $495 per eviction proceeding, plus reimbursement of

    approved out-of-pocket expenses.
